Definition
Additional charges on top of the base rent (kale huur) that cover shared services and facilities such as cleaning of communal areas, elevator maintenance, lighting in hallways, and sometimes furniture or shared internet. The landlord must provide an annual itemized breakdown.
When You'll Encounter This
You will see servicekosten listed separately from your base rent in the rental contract and in monthly payment overviews.
Example
Your rental listing states €1,200 per month plus €150 servicekosten, which covers shared garden maintenance, hallway cleaning, and communal electricity.
Practical Tip
You have the right to request an annual overview of actual service costs versus what you paid. If the landlord overcharges, you can reclaim the difference or file a complaint with the Huurcommissie.
