Terms of Use

Hi Bear LLC ("RentBear," "we," "us," or "our"), located at Harju maakond, Tallinn, Kesklinna linnaosa, Tornimäe tn 3 // 5 // 7, 10145, Estonia, operates the RentBear platform. By accessing or using RentBear, you agree to be bound by these Terms of Use.

1. Acceptance of Terms

By accessing or using RentBear, you agree to be bound by these Terms of Use, our Privacy Policy, our Acceptable Use Policy and our Refund and Cancellation Policy, each of which forms part of this agreement. If you do not agree to these terms, you may not use our services.

2. Account Requirements

To use certain features of RentBear, you must create an account. You must be at least 18 years old to hold one. When creating an account, you agree to:

  • Provide accurate and complete information during registration.
  • Keep your password confidential and not share your account credentials with others.
  • Be responsible for all activity that occurs under your account.

You may also sign in using supported third-party login providers. When you use a third-party login, you authorize us to access certain information from that provider in accordance with their terms and our Privacy Policy.

3. Prohibited Activities

When using RentBear, you agree not to:

  • Scrape, crawl, or use automated means to access our platform or extract data without our prior written consent.
  • Post, transmit, or distribute any defamatory, obscene, or otherwise objectionable content.
  • Attempt to interfere with, compromise, or disrupt the integrity or performance of our services.
  • Use our platform for any unlawful purpose or in violation of any applicable laws or regulations.

Our Acceptable Use Policy sets out these rules in full, together with how we enforce them.

4. Intellectual Property

All content, branding, software, and technology that make up the RentBear service are the intellectual property of Hi Bear LLC and its licensors. You may not copy, modify, distribute, or reverse-engineer any part of our service without prior written consent.

You keep ownership of everything you upload — your profile text, your photos, your messages. By uploading it you give us a non-exclusive, worldwide, royalty-free licence to host, store and display it for the sole purpose of operating the service for you. That licence ends when you delete the content or your account.

5. Service Description

RentBear is a rental search aggregation service. We watch rental websites in the Netherlands and alert you when new listings match your search criteria. RentBear is not a real estate agent, broker, or property manager.

We are not a party to any conversation, viewing, application or tenancy agreement between you and a landlord, an agent, or another renter. We do not verify the identity of other users beyond any verification badge the product explicitly describes, and we do not vet the legitimacy of listings. Use the same caution you would anywhere else: never send a deposit or personal documents to someone you have not met and cannot verify.

6. Subscriptions and Billing

RentBear offers both free and paid subscription plans. Paid plans are billed in advance on a recurring basis until cancelled. Prices are shown on our Pricing page and include VAT where it applies.

You may cancel your subscription at any time directly from your account settings; cancellation takes effect at the end of the current billing period. Our Refund and Cancellation Policy explains the process, your statutory right of withdrawal, and when a refund is due.

7. Limitation of Liability

RentBear aggregates publicly available rental listings but does not guarantee their accuracy, completeness, availability, or legitimacy. Our service is provided "as is" and "as available" without warranties of any kind.

To the fullest extent permitted by law, our total liability to you for any claim arising out of or relating to the service is limited to the amount you paid us in the twelve months before the claim arose. Nothing in these Terms limits liability that cannot be limited by law, including liability for death or personal injury caused by negligence, for fraud, or any statutory rights you have as a consumer.

8. Suspension and Termination

You may stop using RentBear and delete your account at any time. We may suspend or terminate an account that breaches these Terms or the Acceptable Use Policy, that is being used unlawfully, or that puts the service or other users at risk. Where it is reasonable to do so we will warn you first and give you a chance to put it right. If we terminate a paid account other than for a breach by you, we will refund the unused part of the current billing period.

9. Modifications to Terms

We may update these Terms from time to time. We will notify you of any material changes by posting the updated Terms on this page and updating the "Last updated" date. If a change materially reduces your rights, we will give you reasonable notice before it takes effect, and you may cancel rather than accept it.

10. Governing Law and Disputes

These Terms shall be governed by and construed in accordance with the laws of Estonia. If you are a consumer resident in the European Union, this choice of law does not deprive you of the protection of the mandatory consumer law of the country where you live, and you may bring proceedings in your own courts.
