Huurcontract (Rental Contract)

Understanding the Dutch rental term "Huurcontract" and what it means for tenants in the Netherlands.

Definition

The legally binding agreement between a landlord (verhuurder) and a tenant (huurder) that sets out the terms and conditions of the tenancy, including the rent amount, deposit, duration, house rules, and responsibilities. In the Netherlands rental contracts can be for an indefinite period or a fixed term.

When You'll Encounter This

You will receive the huurcontract from your landlord or letting agent after being accepted as a tenant, and you must sign it before moving in.

Example

You are offered a two-year apartment in Rotterdam. The huurcontract specifies a monthly rent of €1,300, a borgsom of two months, and a notice period of one month.

Practical Tip

Always read the entire contract carefully before signing, even if it is in Dutch — have it reviewed by the Juridisch Loket (free legal advice) or a Dutch-speaking friend. Pay special attention to the contract type (temporary vs. indefinite) and any clauses about diplomats or specific termination conditions.
