Definition
A detailed written report documenting the condition of a rental property at the time of move-in and move-out. The schouwrapport typically includes descriptions and photographs of every room, noting any existing damage, wear, or defects. Both the tenant and landlord sign the report to confirm agreement.
When You'll Encounter This
You will encounter the schouwrapport during the key handover at both move-in and move-out. It serves as the basis for determining whether the deposit (borgsom) should be fully refunded.
Example
At move-in you walk through the apartment with the landlord and note that the bathroom tile has a crack and the kitchen counter has a burn mark. These are recorded in the schouwrapport, so you are not held responsible for them when you leave.
Practical Tip
If the landlord does not offer a schouwrapport, create one yourself: photograph every room and any existing damage, then send it to the landlord by email asking for confirmation. This protects you when it comes time to get your deposit back.
