Definition

The upkeep and repair of a rental property. Dutch law divides maintenance responsibilities: the landlord is responsible for major structural and system maintenance (groot onderhoud), while the tenant handles minor day-to-day upkeep (klein onderhoud) such as replacing light bulbs, keeping drains clear, and repainting interior walls.

When You'll Encounter This

You will deal with onderhoud throughout your tenancy, from small tasks you handle yourself to major repairs you request from your landlord.

Example

The exterior paintwork on your apartment building is peeling. This is groot onderhoud, so the landlord must arrange and pay for repainting. Meanwhile, replacing the washer in a dripping kitchen tap is klein onderhoud and your own responsibility.
