Inkomenseis (Income Requirement)
Understanding the Dutch rental term "Inkomenseis" and what it means for tenants in the Netherlands.
Definition
The minimum gross income that a landlord or letting agent requires a prospective tenant to earn, usually expressed as a multiple of the monthly rent. A common requirement in the Netherlands is that your gross monthly income must be at least three times the rent.
When You'll Encounter This
You will encounter the inkomenseis in property listings, during viewings, or when submitting your application documents to a landlord or agent.
Example
A listing states the rent is €1,500 per month with an inkomenseis of 3x rent. You need to demonstrate a gross monthly income of at least €4,500 to be considered.
Practical Tip
If you cannot meet the income requirement alone, ask whether the landlord accepts a guarantor (borg) or an employer guarantee letter. International students can sometimes use a DUO grant statement or proof of scholarship.
